Memphis Water Damage GuideNotes for wet Memphis houses

MEMPHIS GUIDE

Why a July leak dries slower in Memphis

Memphis summers are hot, and the air stays humid. A leak that would finish drying in a dry climate can sit in plaster and a crawlspace here. The plan has to deal with the weather, not just the puddle.

The climate you are drying in

Memphis has a humid subtropical pattern: long hot summers, mild winters with the occasional hard freeze, and thunderstorms that are a regular part of the warm season. You do not need a rainfall record to plan a dry-out. You need to admit that July air holds moisture and that a bungalow with the windows open is sharing that air. This page will not invent a humidity percentage or a storm total. "It feels heavy outside" is enough to question a plan that is just a fan in a doorway.

Materials that stay wet are the mold concern health agencies describe, often on the order of a day or two. Humidity does not create mold by itself in a dry wall. It shortens the time you can leave a wet wall alone, and it slows evaporation when the air in the room is already moist. That is why a closed vacant house after a bath leak is a worse setup than the same leak in a house where someone is running the air conditioner and actually checking the rooms. The mold-after-water page stays on that point without turning it into a product pitch.

Winter is not a free pass. A cold night can split a poorly protected hose bib or an exposed line, and the drying still happens in a house that returns to humid air as soon as the weather softens. Describe the season you are in. A quote written as if the job were in a desert week will read strangely in August, and it should.

Air conditioning, fans, and open windows

If the cooling system works and was not part of the leak, running it during a dry-out is usually helpful because it gives you cooler, drier indoor air than the porch. If the air handler or its drain is the source of the water, leave it off and say so. Do not stand in a wet closet to reset a breaker. Note whether the condensate pan overflowed. That detail belongs in the same sentence as the ceiling stain.

Box fans move air across a surface. They do not remove water from the air. Pointing one out a window can help a small, already-clean damp patch. Pointing several at a wet plaster wall while the windows are open to a humid afternoon can circulate moisture without drying the lath. Ask a crew whether dehumidification is part of their plan and where the water they collect goes. "We will set fans" is not a complete answer in July.

Owners sometimes shut every vent and close the house "so the equipment can work," then leave for three days. Ask who comes back to empty equipment, check that power is still on, and read moisture. Equipment that trips off in an empty house is a fan that is not running. If you cannot be there, say that before you agree to an unattended setup. The DIY or pro notes cover the small-spill version of the same idea.

Crawlspaces in humid months

Many older Memphis houses are pier-and-beam. The crawlspace is cooler than the rooms and, in summer, it is an easy place for humid air to linger. Foundation vents are there for a reason that a social-video tip may not respect. Do not seal them because a smell annoyed you in August. Tell the company whether the musty smell is new or whether the crawlspace has smelled that way every summer. A new tub leak on top of a chronically damp crawl is still a leak that has to be fixed.

Drying under the house is also a safety and access problem, not only a humidity problem. Standing water, animals, and damaged wiring are reasons to stay out. A plan that says "we will blow air under there" without saying when they will refuse to enter is incomplete. Pair this page with the crawlspace water guide if the hatch is wet. Ground moisture after a heavy rain is a different source from a supply line, and the quote should say which one they are treating.

Wood floors above a damp crawl cup. Refinishing in August because guests are coming sands the symptom. Ask for a reading in the floor and a decision about the space below before anyone rents a sander. If the floor is wet from a one-time spill that never reached the crawl, say that too, so the scope does not grow out of habit.

What to ask the drying scope in summer

Ask how they will measure dryness in the materials, how often, and what number or comparison ends the job. Ask whether the air conditioner is assumed to be running. Ask what happens if a storm knocks power out halfway through. Ask whether outdoor air will be kept out of the work area. You are not required to know the science of grains of moisture. You are allowed to ask why the plan matches this climate.

Monitoring days are part of why quotes differ, which the cost-factor guide covers without dollar figures. A humid week can mean more monitoring, not a vague "until it is done." Get the stop condition in writing. If mold is already visible on material that stayed wet, ask whether that assessment is a separate scope before demolition starts.

After the equipment leaves, keep the air conditioner serviced and the condensate drain clear so the next cooling season does not recreate a closet flood. That is maintenance, not a restoration invoice. And if the original opening was a storm-damaged roof, no dehumidifier fixes an opening that is still letting rain in. Close the house first, then dry what the rain already wetted.

QUICK ANSWERS

Humidity questions

Does Memphis humidity cause mold by itself?

Humid air plus materials that stay wet is the problem health agencies describe. A dry wall does not need a scented treatment because it is July. A wall that stayed wet does not get extra time because you prefer to wait.

Should I open the windows to dry the room?

Not as a default in summer. Outdoor air is often humid. A small clean spill may tolerate a fan. A wet wall usually needs a plan that removes moisture, not a plan that invites more in.

Is the air conditioner enough?

It helps when it works and when it is not the source of the leak. It does not replace moisture readings in plaster, carpet pad, or a wood floor. If the condensate pan overflowed, say so and leave a wet closet alone.

Should I seal crawlspace vents because of the smell?

No, not because a video said to. Tell a company whether the smell is new. Sealing vents to hide a summer smell can create a different moisture problem.

Why would a summer quote mention monitoring days?

Because dryness is a measurement over time, and humid weather can slow it. Ask what reading ends the job instead of accepting "until it looks right."
